When making bookings, please read the Terms and Conditions so you are aware of what is expected.
ARRIVAL AND DEPARTURE
We will email you a confirmation on booking, plus a separate email with directions to Ravensbourne Escape and your accommodation on the site.
CHECK IN/OUT TIMES
Standard check in is at 2.00 pm and standard check out is at 10.00 am. Early check in and late check out are available on request at the discretion of the booking agent. The flexibility of arrival and departure times will depend on prior bookings and cleaning of the premises.
GATE AND HOUSE ACCESS CODES
Ravensbourne Escape has two access gates with electronic keypads that require entry/exit codes. We will send you an SMS/text to your mobile phone with your entry/exit codes the day before you arrive.
This will also include an access code for the electronic front door lock, or in the case of keyed entry, the key safe located at the front door of your chalet. Keys should be returned to the key safe when leaving the premises.
USE OF ADDITIONAL BEDROOMS
If you have booked a one bedroom rate in a two bedroom house, or a one or two bedroom rate in a three bedroom house, you must only use the number of bedrooms paid for, otherwise you will be charged for the additional rooms after check-out.

CONFIRMATION OF BOOKING
The booking is accepted on the understanding that the individual tariff or tariff schedule rates may be increased without notice on our website or promotional material. The tariff charged at the time of booking will be confirmed on your Booking Confirmation email. If booking online, please check the rates against any offers or quotes made prior to booking. If in doubt please call us to confirm. Bookings can be made by calling us directly.
PAYMENTS, CREDIT CARD, EFT DEPOSITS, AND BOOKING DATES
To confirm your booking, we require a valid Credit/Debit Card at the time of booking with the total tariff deducted by us in the 7 days before arrival. Guests are required to check their booking receipt and contact us immediately should there be any discrepancies. Partial deposits can be made via Electronic Funds Transfer (EFT) prior to this with full payment due 7 days before arrival.
CANCELLATIONS/CHANGES, NO SHOWS AND EARLY DEPARTURES
We remain the right to decline or terminate a booking within fourteen (14) days of a booking being made. In this case, your deposit will be refunded in full.
Cancellation of Booking – If you cancel your booking up to seven (7) days before your arrival we will refund any deposit made in full. If you cancel between seven (7) days and one (1) day of arrival, a fee of the equivalent of 1 night’s stay will be deducted and the balance refunded. No refund is applicable if a cancellation is made on the day of or (1) day before arrival.
No Shows – No refund is applicable due to a no-show.
Early Departures – No refund is given for early departures. Guests who arrive and then leave before the booking departure date, will be responsible for the accommodation for the full period of their booking.
DAMAGE TO PROPERTY OR BREAKAGES
Guests accept they need to reimburse damage and/or breakage costs and any fees involved to the owner of the property.
FIRE SAFETY REGULATIONS
No open fires are permitted inside or outside the premises.
Where accommodation has wood burning fireplaces, guests accept due care and responsibility to keep their fire door closed during operation. On departure carefully deposit cool ash into ash bins provided if necessary. No rubbish is to be deposited into the ash bins or rubbish disposal fees will apply.
DISCLAIMER
The agent makes the booking in good faith. However, we cannot accept responsibility for unforseen actions by an owner that may result in changes to a property or cancellation of a booking. In such situations, reasonable endeavours will be made to offer alternative accommodation.
LOCK HOMES
Guest accept to lock homes and secure all windows and doors whenever vacant and upon departure. Guests will also return keys to the key safe before leaving.
LOST PROPERTY
We accept no responsibility for guest’s property left on the premises. However we will endeavour to collect and return it to you COD.
NOISE
Guests accept that all music and other loud noises must cease at 10.00 pm, this is to ensure other guests and resident’s peace and quiet is respected.
PARTY POLICY/LARGE GATHERINGS
No large parties or large gatherings are allowed in each of the dwellings, without prior consent from Management. Any house found to be used for large gatherings will be charged at the maximum occupancy rate for the whole of the booking period, and additional charges may apply.
PETS
Pets are not permitted. There are no exceptions. You will be asked to leave immediately if you have a pet on the premises with no refund. This is to protect the premises and protect the abundant wildlife that resides on the Estates and surrounding National Parks.

RELOCATION OR MOVING OF ITEMS AND FURNITURE
Please leave all furniture as you found it and keep all house contents within the house.
RUBBISH
All rubbish (general and recycling) must be deposited in the bins provided at your accommodation before departure.
SURCHARGES
Guests accept to provide credit card details as part of the booking process in the event that following surcharges are found to be applicable following departure.
- Undeclared guests /extra bedrooms used as per Tariff Schedule – maximum rate applies
- Extra cleaning fee – $35 per hour
- Damage, loss and breakages – at cost
- Smoking in a home – $200 airing fee
- Failing to return house keys – $100
- Furniture and or Item Relocation – $35 per hour
- Theft of any items including firewood – at cost and reportable to police
Guests will be advised of due charges and provided with any relevant documentation and receipts.
TARIFF SCHEDULE INCREASE
Because we take bookings several months in advance, prices are subject to change without notice. However most changes to individual tariff and tariff schedules will occur on the 1st of February in any given year. Please check our website for price changes.
WATER CONSERVATION
Water is collected at each house from rainfall and stored in tanks. Guests undertake to use water in moderation, particularly during periods of low rainfall.
NO SMOKING POLICY
Smoking is not permitted in any of the homes. A surcharge will apply of $200 for airing the property will be applied if it is found smoking had occurred on the premises.
